Complete Materials Package Estimate:
A complete Northwoods Log Homes Package (materials only) ranges from $55 to $65 per square foot for the heated, livable space of the home. This space includes the main level and upper level of the home. The variation in cost is determined by the complexity of the structure (number of corners, roofline, etc.) For purposes of this estimation strategy, we define livable space as that portion of the main and loft area that has adequate headroom to be usable. Thus the amount of livable space is often less than the total square footage of the floor surface.

For example, the Complete Materials Package cost for a 2000 square foot home with 1,800 square ft of heated living space would fall somewhere between $99,000 and $117,000 depending upon complexity of the building. Smaller homes would cost less; larger homes would cost more. Please note that as the size of the home increases, the cost per square foot usually decreases.

Complete Materials Package includes the complete floor system, full round Swedish cope with saddle cornered log walls, all tongue and groove pine panel or sheet rock interior partition walls, loft system with half-log floor joists and railing and spindle system, interior stairways (conventional or log) with railings and spindles, all windows (Marvin Low E) and doors (Northwoods Log Home batten or conventional) with trim and hardware. Package also includes interior and exterior finishes, interior and exterior caulking, shingled insulated log raftered roof system, and all production designing fees. Deviation from the Complete Material Package materials list will affect building costs.

Popular options not included in Complete Materials Package:
Common options to the Basic Package include garage and deck packages.

While garage space is usually considered heated, livable area for purposes of estimation, actual costs tend to be less than the price indicated in the Complete Materials Package above. Actual price is determined by complexity of design.

Open decks with log floor joists and railing and spindles out of treated materials, range from $12 to $16 per square foot (depending upon size of railing materials). Roof covered, open porches with log floor joists and railings and spindles with standard uninsulated log rafter roof usually range from $24 to $30 per square foot.

Complete Turnkey Costs:
A turnkey cost includes all materials, erecting and finishing the home on an unfinished block basement or foundation. Because there are so many variables dependent upon choices made by the owner, we typically provide this information after extensive consultation with our clients. However, we sell a lot of homes that are totally completed and ready for our clients to walk into and enjoy. Based upon our experience we suggest you start with your Complete Materials Package cost, add to it the cost of any options you have selected and multiply the total amount by 2.5 to 3 times to give you a total building cost. To give yourself a total project cost add to this figure the cost of the land, and landscaping.
